As title says currently ma out of Nepal chu.. ghar ma baa aama matra hunucha.. ghar banauna lako Naksa, 3D ready bhai sakay ko cha aba thekdar ko khoji ma chu..i don’t t have any friends with engineering background so this is my best place to ask. So thekdar lai ghar banauna dinu agadi k k kura haru consider garnu parcha and k k kura thekdar ko responsibilities huncha? Maelay bujay anusar they are charging 230/sq ft. And location is Bhairahawa..Is this common price? We are purchasing all the materials.. any inputs and suggestions will be highly appreciated..

If you’re considering putting a tile on your terrace, please use a tile spacer. Will save you a headache in the future. Not many people use or know about this, but costs just 150 rupees a packet. If you can, also use it on your bathroom floor.

Ok here goes, “saman afai line ho” – who is going to be buying that since your out of the country. Many so called wholesalers have different rates, go around town and get the best rate.
Kaam- din ganti ma hoki, completion ma ho ? At 230/sq ft i have no idea how that will calculate. Ek talla ghar hoki, dui talla. And what the total amount he is quoting.
Is he responsible for the electricity and plumbing ? These are done by different people. Dont bet on the enginner they hardly turn up on the sites. Have him explain the drawings to someone on the site who will follow it. In my experience thekdars usually are quite dumb when it comes to architecture. Paila tah, usle nai ewta paper ma line korthiyo, and make a rectangle house. So fingers crossed you have thekdar ho is design literate. Also most times kaam kina rokincha bhane ( the laborers will follow the order to a T, order chaina bhane churot tandai bascha even though there is kaam ) so kaam kina rokincha bhane, no building material, no clear instructions what to build next. Make sure those are well thought before. Good luck.
VERY IMPORTANT- dont give your money upfront, seriously je bhane pani. Im not saying he will take the money and run, tara kaam ko speed ma hani awaucha. Yo sakyo, yeti dine, tyo sakyo tyeti dine. Thekdar are resonsible for paying the laborers, your responsibility is paying the thekdar.

Khoi it’s too cheap hai, you won’t get nice output.
Get consulted to a nice engineer too. Most thekdars don’t give a fuck about quality. I have seen first hand that labours are left to make most of the decisions unsupervised. This will hamper the quality of construction directly.
For example, I have seen the placement of concrete in a column without the use of a vibrator which seriously reduces the strength and lifetime of the structure. Furthermore there are so many things that thekdars don’t do without being told to do so because it is not profitable for them. Get an engineer.
Get a thekedar with a good amount of experience too
One of the things to consider is payment documentation.. how much is total and how much should be paid after how much work..
They say things like, eti ma sabbai parxa but later they ask u money for things like glass, handle, locks, extra money for designing doors… these things we dont even remember when building.
So rather ask them what are the things that YOU yourself would be responsible to buy, document it so that later you can argue about it.
Also consider with glass, plys they gonna use and inspect it.. because surya ply vanera arkai sasto lyaidinxa..
Ghar area vittra parney kamm sabbai garnu parxa, koramasino mero kaam haina vanera jana paainna.. if possible consult with an engineer, they know points so they will argue for you
